Greater Beaulieu Park
Project Introduction
Greater Beaulieu Park is a proposed greenfield development in
Chelmsford, Essex covering 600 acres. Scott Wilson was
commissioned from March 2007 by Countryside Properties to produce
and Energy Demand Assessment, District Energy Feasibility and a
Renewable Energy Strategy.
Project Background
The development will be phased over the next ten years and will
provide 4,850 new homes, a 100,000m² business park and community
facilities comprising recreation, retail, new primary and secondary
schools. A new London mainline station is also to be built.
Local and regional planning requirements specify a minimum of 10%
of the total energy requirements is to be generated by renewable
technologies on-site. The development must be “Zero
Carbon” as the dwellings will be constructed after 2016.
Project Scope
Scott Wilson Building Services are specifically responsible for
delivering an Energy Demand Assessment which will estimate, based
on SAP calculations, the annual energy consumptions across the
site. A Building Thermal Analysis will cover the energy modelling
of dwellings and commercial properties to ensure low-energy
consumption and comfortable buildings. An Energy Strategy will
predict electrical, gas and water usage, use of on-site heat and
power. Renewable energy will be used to achieve the 10%
requirements and “Zero-Carbon” status.
Value Adding Project Achievements
All this will be achieved by liaising closely with the
Developer, Architect and other parties in the master planning and
by meeting with the Borough Council in the interim stages to
discuss the proposals and gauge their feedback.
